What is Equity Release?

If you’re over 55, equity release is the method of releasing some of the money tied up in your property. Because your property is probably your biggest financial asset it can be a very effective way to release cash for other purposes, but this is a decision which needs sound advice.

Why Release Equity?

There are a number of reasons why people consider equity release.

Here are just some of them:

  • Property Purchase. Provides funds to help you to move to a new property, if you’re selling your current home, and need extra funds to secure the next purchase without reference to your income.
  • Replacing a traditional mortgage. A new life time mortgage has no set end date, so there’s no pressure for you to fully repay the debt as required with a traditional mortgage. You have the option to either make monthly payments, or make no monthly payments and roll the interest up onto the outstanding mortgage balance.
  • Funding Home Improvements
  • Funding Holidays
  • Funding A Car Purchase
  • Funding Long Term Care. Release capital to pay for care costs / care at home.
  • Gifting Inheritance from the equity in your home. See your children/grandchildren enjoy their inheritance in your lifetime, e.g. help with university fees, house purchase, debt repayment etc.
  • Divorce. Raise capital to buy out a divorcing spouse.

Lump sum lifetime mortgages enable you to release some of the money tied up in your home in one single lump sum. This differs from a drawdown lifetime mortgage where you release a smaller amount initially with a pre-agreed cash facility from which you release smaller amounts as and when required. With a lump sum lifetime mortgage, some lenders are also able to consider taking any health and lifestyle conditions you may have into consideration which may result in the potential to borrow an even higher amount.

A drawdown lifetime mortgage enables you to release some of the money you have tied up in your home by providing you with an initial advance, together with an approved ‘cash facility’ that you can draw on, as and when you need it. Interest is charged on the amount taken rather than the full facility, meaning no interest is charged on the unused cash facility.

An interest serviced lifetime mortgage works in a very similar way to a lifetime mortgage. The mortgage is secured against your home and only repayable when you die or move permanently into long-term care.

The main difference is that you have an opportunity to pay some or all of the monthly interest being charged, which will reduce the overall amount owed.

A home reversion plan is a way to sell all or part of your home, and in return be given a tax-free cash lump sum or regular income, and a lifetime lease. This is basically a promise that you can stay in your home until you die or go into long-term care.

This is usually higher than the sum you can raise from a lifetime mortgage. While all or part of your home will belong to someone else, you can remain living there for the rest of your life rent-free.

Home reversion plans are not loans and so there’s no interest to pay. However, if your property increases in value, you will only benefit from the increase in value of the proportion you still own.

When you die or move into long-term care your home is then sold and you or your estate receive back your share of the sale proceeds, minus the share sold to the reversion provider.

This is a lifetime mortgage or home reversion plan. To understand the features and risks, ask for a personalised illustration. Equity release, home reversion plans and lifetime mortgage are complex products and you should request personalised information. Equity release could affect your income tax position and your entitlement to state benefits; it could also restrict future options for moving house or paying for long term care. If using an equity release plan to consolidate debt, you are taking a previously unsecured debt and securing it against your home. Equity release could reduce the value of your estate that your beneficiaries expect to inherit. You should talk to them before committing to a plan. Using equity release to raise investment capital is inadvisable under most circumstances and you should talk to an investment adviser if this is your intention. We can arrange this for you.
